演　題　：　The Work-Leisure Tradeoff and Relative Income Concerns in the Shadow of the Housing Market

                           ＜ abstract ＞

A theoretical model is used to explore the hypothesis that price formation in the housing market hinders the conversion of rising productivity into leisure. It is shown that relative income concerns may arise as a side-effect of bidding for housing and counteract preferences to reduce work hours in response to higher hourly wages, when broad advances in productivity raise the wages of all. The model demonstrates how relative income concerns can arise in a market economy even in the absence of the psychological and social factors emphasised in research on interdependent preferences and subjective well-being.
